Reading's unique plumbing challenges

About 103 nights a year below freezing, when uninsulated crawlspace lines give out

The oldest blocks in town run plumbing decades older than the newer builds toward Mount Penn

First frost typically lands around November 2

Seasonal timing

Frost normally arrives around Nov 2 here, and the first hard night after it is when split sillcocks turn up.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Can a frost-free sillcock still freeze?

It can, and the usual cause is a hose left attached. The frost-free design relies on water draining back out of the barrel after each use, and a connected hose blocks that drain. Once the trapped water freezes, the split happens deep in the wall where the pipe is warm enough to leak into the framing.

What does an average November low of 34 degrees actually do to plumbing?

It's enough to freeze the short unheated runs first: the pipe feeding an outdoor tap, a line crossing a cold crawlspace, anything in an uninsulated garage. The main house plumbing usually rides it out. The trouble is that the small frozen section splits without warning and only leaks once things warm up.

Should I insulate the pipe feeding the outdoor tap?

Insulation helps on the interior run, but it only slows heat loss, it doesn't add heat. On a line that already freezes most autumns, the real fix is draining it and closing a dedicated valve. Insulation on its own gives people false confidence.

Does an unheated garage tap need different treatment?

It does, because the pipe feeding it sits in air that tracks outdoor temperature rather than house temperature. Once October lows average around 46 degrees that line is running cold most nights. Draining it and closing its own valve is the practical answer.

Does an outdoor tap need its own shutoff by code?

Requirements vary by municipality, but a dedicated interior valve on any hose bib is standard practice regardless. Without it the only way to isolate a failed outdoor line is the main. That matters at the moment something splits.
